Avoiding Claim Calamity: Community Association Claims Case Studies


Ten community-association claim case studies show how routine issues can escalate into six- or seven-figure losses. Each case study explains what happened, what went wrong, and the resulting financial impact.  
Factors that caused or increased the severity of these losses included deferred maintenance, poor documentation, delayed response to issues, weak governance, and insurance coverage gaps.

Each case study identifies actions that could have prevented the loss or reduced its severity, including formal controls, prompt maintenance and repairs, annual insurance reviews, adequate reserves, and clear documentation of board decisions.  Managers can use these examples to guide board conversations about deferred maintenance, consistent enforcement of the CC&Rs, conflicts of interest, and other governance issues that increase claim exposure.

Bottom line: Claims may be inevitable, but disciplined risk management can keep them from becoming crises.
